Conversion of a pre-war, 12-story building from light manufacturing to 67,000 sq. ft. of luxury condominium lofts.  Only two or three residences occupy each floor, and two new full-floor glass penthouses were created on the rooftop. Common rooftop area is furnished with outdoor shower, outdoor fireplace and cabana with trellis and private bath.

Restoration work comprised of repairs on the building’s façade including historic terracotta elements. Given the sensitive nature of the historical façade features, the temporary material and personnel hoist was erected on the inside of the building. This measure minimized the potential for damage to the façade elements.

This project also featured one of New York City’s first applications of the Otis Gen2™ machine room-less Kevlar® belt driven elevator.

Project Highlights:

  • Kitchens – custom deep walnut cabinetry with stainless steel appliances and silestone counters and backsplashes, Miele oven, dishwasher, and Sub-Zero refrigerator

  • Baths – floor-to-ceiling hone limestone tiling, floating natural oak vanity, custom frameless medicine cabinets

  • Penthouses – teak plank flooring, wood-burning fireplaces, private terrace, glass-enclosed wet spa with dual showerheads, freestanding 6’ soaking tub.
