Complete renovation of 1915 twin-carriage house buildings in the Chelsea District, totaling over 14,000 sq. ft. The first building, formerly the photography studio for Annie Leibovitz, was already being used by the Cedar Lake Ensemble as a dance space. The renovation and expansion modernized this existing office and dance space into a 6,000 sq. ft. rehearsal space, while the raw space of the adjoining building would be transformed into a 6,000 sq. ft. dance theater. The dance troupe had committed to an inaugural dance season in their new space set to open six months from the start of construction.
Project Highlights:
- Acoustic Panels – 1,185 sq. ft. of fabric covered panels
- Lighting – over 20 types of fixtures for theater, offices, dressing rooms, rehearsal space, patron and staff baths
- Patron Areas – pickled steel plate cladding for patron restroom doors, double backed mirrors with opaque back-up glass mounted on stand-offs, 2’x4” ceramic wall tiles
- Staff Lounge – stainless steel pantry counter tops and cabinets with integrated sink
- Schedule – fast-track, six month schedule
- Design Changes – project maintained schedule despite numerous design change and remained within budget
