Hudson Meridian was the Program Manager for the design and construction of this high-end, environmentally sound, 625,000 sq. ft. residential building with 324 condominium apartments. This $225 million, 32-story structure was built to the standards of a gold LEED rating. The building, located in the northern part of Battery Park City, between the Irish Hunger Memorial and Teardrop Park, is configured in a “U” shape with three unique masses, each at different elevations, allowing views over lush landscaped courtyards, downtown Manhattan and the NYC Harbor.

To maximize this dramatic gateway location, a four-story, triple-glazed window wall, or “portal”, was designed to connect the landscaped courtyard to Vesey Street. The portal is projected vertically onto the tower façade as a recessed slot, accented by horizontal pre-weathered zinc spandrels. Charcoal gray granite is used on the façade of the first two floors, with red brick featured on the exteriors above, to ensure that the building remains within the context of Battery Park City’s existing architectural design.

The building design exceeds the environmental restrictions required for the project, spending approximately 15 percent of the total construction budget on advanced green elements. Rotating rooftop solar panels convert the sun’s energy in to electricity and augment the electrical loads in common areas such as the corridors and lobby. Renewable materials and low or nonpollutant-emitting paints, adhesives and sealants were used in construction to improve air quality. A $1 million wastewater treatment plant in the basement recycles grey water for the cooling tower in the building’s heating, ventilation and air-conditioning system.
